Instead of putting together whole buildings at the site, parts of the buildings are first made into factories and then sent to the site for the final assembly. As a result, contractors can lower the time needed for construction without compromising on the quality that remains uniform from one project to another. The soaring population in developing countries has put developers under great pressure to construct housing units at a fast pace. Modular construction enables them to manufacture housing parts inside the factory while the site is being readied at the same time. This dual activity eliminates many of the delays that are typically observed in traditional building processes and significantly shortens the project duration.

For instance, in February 2024 Skanska disclosed that it was going to invest NOK 1.1 billion together with its joint venture partner Obos, in a residential construction phase at Fornebu, Norway. More than 100 homes will be built as part of the project, which aims to significantly reduce carbon emissions by employing non-traditional building techniques.
